New London Business and Technology Center


The New London Business and Technology Center is almost 500 wooded acres developed in a manner that combines modern day technology with environmentally friendly sites and walking trails. Although the center’s focus is technology, a wide variety of business uses are welcome there. Of particular note is the fact that the Center for Advanced Engineering and Research (CAER)opened its doors in 2011 as part of a master plan development. Options for locating in the New London Business and Technology Center include land lease or outright purchase of lots. Special tax incentives are available for qualifying technology companies.

Lots have been priced for Phase I, which includes those lots ready for sale and development. Most of Phase I is designated a Virginia Technology Zone. Please see the attached lot layout and price sheet.

The Center for Advanced Engineering and Research is a Region 2000 initiative to develop an industry-focused regional research and development center that drives the development of innovative products and processes by providing local access to university and federal research and inventions. It targets the growth industries specific to the region and puts university innovations into action through practical implementation in industry. The goal is to increase the competitiveness for core, high wage industries and improve the long-term prospects of existing industrial employers by creating a knowledge-based research hub for the region.

The attached master plan demonstrates the quality anticipated in the complex. Buildings are to be positioned attractively with ample landscaping in addition to the significant buffer area that is required to remain around the lot perimeter. As the project unfolds it is anticipated that a good mix of business uses and appropriate amenities will locate there.

In order to assure that the New London Business and Technology Center maintains high quality standards as it is developed, a set of Covenants and Restrictions were adopted by the owner and recorded prior to the first project. All projects are subject to these standards. In addition, a formal signage plan was adopted in 2007 and remains the standard throughout the center.
